Request information on a development plan

    Before plans are made as to how a plot of land is to be developed, you should clarify whether there is a development plan for the property and, if so, what provisions are made in this development plan. If there is no development plan, the admissibility of building projects in the outside area and in the unplanned inside area is based on the Building Code (BauGB).

    The development plan stipulates in a legally binding manner which structural and other facilities are permitted on a property.

    At least stipulations are made in a qualified development plan

    • on the type of structural use (e.g. residential, mixed, commercial area),
    • the extent of structural use (e.g. number of floors and floor space, height, number of full floors),
    • to the property area that can be built over (e.g. building lines, building boundaries),
    • to the local traffic areas.
