Amendment to the development plan "Beneförstchen"

1. simplified amendment of the development plan of the municipality of Wawern, sub-area "Beneförstchen" according to Section 13 of the Building Code (BauGB), publication of the planning resolution according to Section 2 Paragraph 1 Sentence 2 of the Building Code (BauGB) and public participation according to Section 13 Paragraph 2 No. 2 and Section 3 Paragraph 2 of the Building Code

The "Beneförstchen" development plan became legally binding in 2013. It created building rights for approximately 30 plots, a large portion of which are already built on. The municipality of Wawern approved the plan at its local council meeting on May 27, 2025 The first simplified amendment to the development plan was approved. The objective is to change the textual regulations for a portion of the properties, thereby relaxing the restrictions on landfills. Only properties 7/22, 7/23, 7/24, 7/25, 7/27, and 7/28 are affected. Otherwise, the development plan remains unchanged. The municipality does not foresee any negative urban development impacts. There are no significant environmental impacts (EIA, FFH areas, European protected areas, or areas under the Federal Immission Control Act). Therefore, an environmental assessment is unnecessary. The exact boundaries can be seen in the attached plan. The first amendment to the development plan is being carried out using the simplified procedure pursuant to Section 13 of the Federal Building Code (BauGB), without conducting an environmental assessment pursuant to Section 2 Paragraph 4 of the BauGB. The participation of the affected authorities and public interest groups will take place in parallel with public participation. June 30, 2025 to July 30, 2025

during general office hours at the Konz municipal administration, Am Markt 11, 54329 Konz, Administration Building II, Room 76. Citizens have the opportunity to learn about the proposed planning and to comment on it.

General office hours are Monday to Thursday from 9:00 a.m. to 12:00 p.m. and 2:00 p.m. to 4:00 p.m., and Friday from 8:30 a.m. to 12:30 p.m. Appointments can be made by calling +49 6501 83-181, contacting Mr. Queins or a representative, even outside of normal office hours. Suggestions regarding the draft development plan can be submitted in writing or recorded. Please note that comments submitted late may not be considered in the decision-making process for the development plan.
